Map the route the member actually uses
Observe approach directions and competing stops during ordinary errands or commutes. Note whether the site is accessible on the return journey. A customer-radius diagram can overstate convenience when turns or queues are awkward.
Review plan durability after promotions
Follow signup cohorts through successful recurring bills, cancellations and exceptions. Distinguish a discounted trial from a paying member retained at the normal price. Ask whether account and payment-platform rights can transfer through supported procedures.
Recast occupancy and staffing costs
Read the lease, options, pass-through charges and assignment terms. Compare the manager and maintenance costs needed after closing with the seller’s recorded expense. A buyer should not silently inherit an owner-labor assumption.
