Resolve the address before the county assumption
Use the parcel number, tax bill and municipal records to confirm where the premises sit. Do not assume every Aurora address has the same county or service provider. The city label on a marketing flyer should agree with the property file.
Evaluate the approach to the actual entrance
Look up the relevant road segment and observe both directions of approach. Ask whether a customer can enter on the return trip, whether a median prevents a turn and whether shared retail access creates queues. Regional roadway volume is context, not captured wash demand.
Compare like-for-like property scope
Separate leased operating sites, owned-property washes and undeveloped conversion proposals. Each requires a different uses-of-funds schedule and approval review. A west-side bay operation and a different-format site elsewhere in the city should not share an assumed earnings multiple.

- Equipment, labor and property scope on one comparison sheet.
Tell Jason the wash format, broad location and whether the property is owned or leased. Availability and identifying seller records are discussed through an agreed private process.
