Measure the usable premises

Have the survey and lease or deed establish boundaries, shared drives and customer circulation. Existing bays do not prove enough stack space for a different format. Ask a qualified designer to distinguish possible layout from an approved plan.

Review the current operation before the project

Reconcile collections, service mix, hours and downtime. A redevelopment pitch should not replace evidence of the business being purchased. Compare the capital required for continued operation with the separate proposed construction budget.

Resolve the transition details

Identify who collects cash, handles customer issues and performs maintenance. Obtain the records and transferable vendor arrangements needed by the buyer. Separate an owner’s personal relationships from contracts that can legally continue.
