Examine revenue across the calendar
Compare successful member collections, retail sales, promotions and closures over a full year. If summer or term-time behavior is part of the thesis, show it in the reports. An institution nearby is a lead for research, not a guaranteed customer stream.
Prepare for a buyer who travels
Document the manager, maintenance provider, opening coverage and payment-system support. Price owner travel and emergency response. Remote reporting does not replace a person authorized to handle an on-site failure.
Separate city and metro responsibilities
Confirm the parcel’s municipality and utility arrangements rather than relying on a Champaign–Urbana search label. Review the lease or deed and approval information for the actual site. A regional guide should not imply one municipal process.
Bring these questions to a private discussion
- Calendar-aligned monthly operating evidence.
- Local management and maintenance commitments.
- Parcel/utility file and property rights.
Tell Jason the wash format, broad location and whether the property is owned or leased. Availability and identifying seller records are discussed through an agreed private process.
