Test the layout inside the property rights

Compare bay/tunnel dimensions, queues, customer paths and exits with the survey and site plan. Shared parking or access should be documented. A lot that appears deep enough on an aerial image may have rights or obstacles that change the design.

Reconcile cash and card activity

Request deposits, collection controls, settlements and wash counts for the same period. Ask who collects and reconciles cash and how outages affect revenue. The buyer needs a repeatable control process after the seller leaves.

Make alterations a separate diligence track

Review the approved use, discharge arrangements and environmental history with qualified professionals. If the buyer wants a new format or higher capacity, price the work and verify requirements before forecasting its income.
