Verify the actual municipal and parcel file
Identify the premises from the deed or lease and confirm jurisdiction and service providers. Make sure the equipment inventory corresponds to that location. A regional Elgin search may include sites outside the city label used in the pitch.
Measure convenience in both directions
Observe entry, exit and competing stops on the routes that customers actually travel. Radius maps can overlook indirect movement and traffic barriers. Use road information to frame observations rather than to estimate a capture rate without records.
Price the service the site sells today
Separate collected membership, retail and ancillary revenue. If the buyer proposes a new service or higher plan price, label it future work. Compare retention and actual realized price before importing another town’s economics.
