Separate the brokerage from the target property
Use the target’s actual premises, parcel and operating entity in diligence. Do not mistake the office at 2300 Barrington Road, Suite 400 for an available wash. Seller-identifying details should be shared through the agreed private process.
Test the customer-mix explanation
If daytime employment or nearby retail activity is part of the pitch, compare hourly use and paid billing with the claimed pattern. A busy lane does not by itself identify recurring customers. Distinguish stable accounts from pass-through retail volume.
Coordinate the lease and operations review
Read the site’s property rights, costs, options and assignment requirements. Identify the manager, owner tasks and equipment service plan. The commercial discussion should connect these obligations with the actual collected cash flow.
Bring these questions to a private discussion
- Target parcel/entity, separate from the brokerage office.
- Paid billing and customer-use pattern.
- Property documents and post-closing coverage.
Tell Jason the wash format, broad location and whether the property is owned or leased. Availability and identifying seller records are discussed through an agreed private process.
