Distinguish operating value from conversion value

Request current collections and equipment records before modeling a new format. Price demolition, installation, utilities and carrying costs in the project schedule. A property may have redevelopment appeal without the operating business supporting the same valuation.

Review entrance and circulation rights

Compare the survey, lease premises and actual customer routes. Record queues and shared driveways. Ask counsel about access and easements rather than inferring rights from long-standing use or an aerial image.

Make proposed approvals explicit

Identify the authority and professional work required for the buyer’s changes. Document whether a plan is conceptual, submitted or approved. Lender and purchase conditions should reflect unresolved requirements.

Bring these questions to a private discussion

  • Historical operating file and separate project uses of funds.
  • Survey, lease boundaries and access rights.
  • Approval status and professional feasibility review.
