Compare retention with actual collections

Ask for account cohorts, successful renewals, failed payments, refunds and visits. Separate the effect of pricing changes from promotions. A member list should reconcile to the money collected in the financial statements.

Observe customer choices

Map competing operating sites and test practical routes from relevant origins. Do not describe a territory as exclusive unless there is an enforceable right. Convenience can change with queues, access restrictions or road work.

Review the buyer’s occupancy horizon

Read the complete lease and amendments, options, assignment and landlord obligations. Budget the staffing and equipment work the buyer expects over that horizon. A cash-flow model should not extend beyond property control without a stated assumption.

Bring these questions to a private discussion

  • Membership-to-ledger reconciliation.
  • Current competitor and route evidence.
  • Lease horizon and capital plan for that term.

Tell Jason the wash format, broad location and whether the property is owned or leased. Availability and identifying seller records are discussed through an agreed private process.
