Distinguish current earnings from deferred work

Compare maintenance spending, downtime and inspection findings with the reported profit. Ask whether the seller’s time kept repair costs low and what paid support the buyer will require. Funds for urgent work should sit outside an optimistic earnings figure.

Test any conversion thesis

If a wash is proposed for a different format, commission a layout and utility assessment before underwriting the new operation. Check use, footprint and access with the responsible authorities. The ability to buy the land does not prove the project can proceed.

Ground the demand case in actual reports

Use monthly settlements, member collections and the paid wash record. Ask for evidence behind claims about new customers or improved trade-area conditions. Show a base case that does not depend on a forecast of property or business appreciation.

Bring these questions to a private discussion

  • Equipment condition and funded repair reserve.
  • Independent feasibility for any format change.
  • Revenue reconciliation and realistic owner-replacement costs.

Tell Jason the wash format, broad location and whether the property is owned or leased. Availability and identifying seller records are discussed through an agreed private process.
