Separate pass-through visits from recurring accounts
Compare retail visits and successful member billing by period. A busy weekday does not establish a stable local membership base. Review whether closures, promotions or events explain observed spikes.
Observe the transition from retail traffic to the lane
Record entrance visibility, permitted turns, stacking and shared-drive conflicts. Shoppers elsewhere in a retail district are not automatically accessible customers. Test the approach at the times the seller identifies as important.
Make the property cost visible
Review rent, renewal, assignment and charges passed through to the operator. If property is included, identify its scope and separate valuation. High volume and high occupancy cost need to be modeled together rather than as separate selling points.
