Use collected pricing rather than regional labels
Separate retail ticket, recurring plans, promotions and ancillary services. Ask how refunds and failed payments are reflected. The site’s realized revenue is the starting point for a purchase model; another community’s plan price is only a comparison question.
Investigate prior use and maintenance
Have appropriate professionals review environmental and equipment history. Ask about undocumented alterations, drainage, treatment and major outages. Uncertainty should be converted into inspection scope and quotes before the offer becomes unconditional.
Confirm what the buyer will control
Review the premises, asset list, lease assignment or deed and access rights. If the seller promises conversion or expansion, evaluate that proposal independently of the operating business. Utility capacity and approval requirements cannot be inferred from a photograph.
