Evaluate management coverage, maintenance response and financial controls before calling a wash absentee-run. The seller’s low recorded labor cost may reflect unpaid owner work rather than a business that operates independently.

Describe the work the owner actually does
List opening, closing, cash collection, chemical ordering, repairs, staffing, complaint handling and member-account support. Ask who performed each task during the period shown in the financial statements. A seller available by phone every day is still contributing work.
Review ordinary and emergency coverage separately. Identify the person who can respond to a stalled conveyor, failed payment system, plumbing issue or staff absence. Check whether that person will stay and whether compensation reflects the buyer’s expected schedule.
Recast earnings for replacement labor
Model the manager, attendants, maintenance support and payroll-related costs the buyer needs. Keep documented owner add-backs separate from these replacement costs. An owner benefit may be removable only if the associated work is also covered.
Request payroll hours, job descriptions, turnover and staff agreements. Test whether the proposed management structure works in a busy weekend and a quiet winter weekday. A single annual salary entry does not establish sufficient operational coverage.
Use controls that make distance manageable
Set responsibilities for collections, refunds, discounts, purchases and reconciliations. Review payment-system permissions and keep exceptions visible. Cameras and remote dashboards provide information; they do not independently resolve a customer dispute or equipment problem.
Create a reporting routine covering revenue, successful membership bills, refunds, downtime, labor and maintenance. Compare deposits with settlement reports on a fixed schedule. Personal access credentials should be replaced through authorized vendor processes at transfer.
Budget the management model, then decide
Show owner time, paid coverage, vendor response and a reserve for unexpected service. If the model only works when the new owner supplies free labor, label it owner-operated. A hands-off objective is a staffing and control plan to prove, not a feature that can be assumed from the wash format.
